Lease Terms & Pricing

What's included in the monthly price?
Rent, water, WiFi, commercial dumpsters, security cameras, local management. One bill every month, same amount. Electric is metered separately to your bay so you only pay for what you use. No surprise fees.
How long are the leases?
We start at 12 months. After that, you can go month-to-month if you want. Most commercial spaces want 3-5 years. That doesn't make sense for some businesses.
What's the security deposit?
One month's rent. You get it back when you move out, assuming the space is in reasonable shape. Normal wear and tear is expected.
Are there any hidden fees?
No. Your quoted rate is your rate. The only thing on top is your electric (metered to your bay) and whatever business insurance you need. That's it.
Can I get a discount for multiple bays?
Yep. Multi-bay setups usually come with better pricing. Give us a call and we'll put together a quote for what you need.

Space & Amenities

What sizes are available?
Standard bays are 1,250 sq ft each. 25' x 50'. You can take one bay or combine several for larger spaces up to 6,250 sq ft or more. Every bay has a 14' clear height and its own drive-in door.
Do you have office space?
Some of our bays have finished office build-outs with private offices and restrooms. Good for businesses that need a front office and a back warehouse. Those run at a premium over standard bays.
What's the ceiling height?
14 feet clear. Plenty of room for racking, equipment, lifts. Whatever you need up there.
Is it really 24/7 access?
Yep. Your key fob works around the clock. We've got tenants who run emergency service calls at 3 AM. The place is set up for it.
Is there parking?
Each bay gets its own parking. There's more in the common lot if you need it.
What kind of power do the bays have?
200-amp service is standard, which handles most operations fine. Let us know what you're running and we'll match you up.

Getting Started

What's the move-in process like?
Tour, sign, move in. That's pretty much it. Most people are up and running within 48 hours. Simple paperwork. No lawyers needed. Once you sign and pay your deposit, you get your keys right then.
Can I tour first?
Please do. Schedule one online or just give us a call. Takes about 15-30 minutes. We'll show you everything, answer your questions, and you can take your time deciding. No pressure.
What paperwork do I need?
Valid ID, basic business info (or personal info if you're a sole proprietor), and proof of insurance or the ability to get it. We run a quick credit and background check. Nothing crazy.
How fast can I actually move in?
If a bay is open and your paperwork is good, you could tour in the morning and have the keys by afternoon. Most tenants are working out of their bay within 48 hours.

Flexibility & Scaling

Can I add or drop bays?
That's the whole idea. Need more room? We'll get you another bay when one opens up. Need less? We'll figure something out. Your lease shouldn't be the thing holding your business back.
What if I need to leave early?
Give us 60 days notice and we'll talk about it. We'd rather keep you, but we're not going to trap you in something that doesn't work anymore. Life happens.
Can I modify my space?
Small stuff? Usually fine. Just run it by us first. Bigger build-outs (extra electrical, ventilation, walls) we can discuss. We've done a lot of custom work with tenants. Just needs to be approved before you start.

Operations & Support

Is there someone on-site?
We have local management. If something comes up, we're reachable. We actually answer the phone.
How's the security?
Cameras running 24/7, good lighting everywhere. You're responsible for your own bay locks, but the facility itself is locked down.
What if something breaks?
If it's the building (HVAC, plumbing, electrical to the bay, roof, exterior) that's on us, included in your rent. If it's your stuff inside the bay, that's on you.
Can I get deliveries here?
Absolutely. Pull right up to your drive-in door. The facility handles commercial traffic all day. If you've got a full semi coming, just give us a heads up so we can make sure the path is clear.
